In the winter, the name says it all- convenience to the slopes is what it's all about. Take advantage of the free Mountaineer winter ski shuttle and hit the slopes for an unforgettable day of skiing or snowboarding without having to fight for parking. You'll easily get first chair in the morning and have a short and convenient trek home to relax at this cozy base-camp when the slopes close.

In the summer months, explore the nearby hiking trails in Alpine Meadows, raft the Truckee River, or take a short 10-minute drive to the beaches of Lake Tahoe for a day of sun, sand, and water sports. Our home is also conveniently located just about five miles from Tahoe City, where you can explore the charming shops and restaurants of this vibrant mountain town. In summer, the decked area with patio furniture is the perfect place to enjoy a cup of coffee in the morning or dine alfresco in the evenings under the pines.

Inside, our 1600 square foot home features a sunken living room with a cozy wood fireplace, perfect for snuggling up with a good book or enjoying a movie night with your loved ones. A fairly open floor plan allows those playing cards at the dining table, and those lounging by the fire all the ability to laugh and conversate without interruption. A work space for those needing to stay connected sits in an lofted area upstairs.  Three comfortable bedrooms, one downstairs and two upstairs provide privacy, making it perfect for a couples retreat, or for families and groups of friends. OTHER THINGS TO NOTE: 
-This is a dog-friendly house but in order to bring a dog, you must pay a $100 dog fee per dog, 2 dog maximum. 
-Additional Fees include cleaning fee, booking fee, damage waiver and local Transient Occupancy Tax. 
-Important, this property does not have air conditioning.  Air conditioners are extremely unusual in North Lake Tahoe.
-Please note that the internet in Alpine Meadows is not always super reliable, but has gotten better over the last few years. This service provider is all all there is to choose from, so all Alpine/Palisades houses will experience the same.

IMPORTANT:
On March 11th, 2022, the county of Placer implemented a new Short Term Rental Ordinance which is very important for guests to abide by. Fines range from $1,500- $5,000 and can be issued to guests who are not in compliance. A full list of rules is attached as a photo in this listing. Some Highlights include:
   •Quiet hours are from 9 pm to 8 am. No noise shall be heard across property lines. No outdoor speakers or amplified sound are to be used at any time.
   •Dogs must be leashed at all times when outside of a property and all pet waste needs to be picked up.
   •Parking is limited to the following number of spaces: 4 

POLICIES & DISCLOSURES
1. 2021 Update: Due to Extreme Fire Danger – The use of ANY outdoor firepit or fireplace is strictly prohibited at any of our rental properties. We appreciate your understanding and cooperation as we work to keep our community safe from wildfires.
2. As part of our commitment to being good neighbors, occupancy limits and quiet hours (9 pm-8 am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.
3. By local laws we have to charge a 12% occupancy tax (10% TOT tax + 2% TBID tax) with every booking. TBID is placed on lodging, retail, restaurant, and recreation businesses in North Lake Tahoe to raise money for visitor services, business support and advocacy, economic development, tourism mitigation, and transportation services.
